Lot 01

Base price is not the price

The advertised figure is the plan before options, upgrades and the lot premium. The design centre is where a builder makes much of its margin, and a greenbelt or cul-de-sac homesite carries a charge of its own.

Lot 02

The incentive is usually the rate

In a high-rate market builders compete with mortgage buydowns rather than sticker cuts — and the best terms almost always require using the builder's own lender. Worth pricing both ways.

Lot 03

Ask what district you're in

Much of Central Texas sits inside a MUD — a municipal utility district that funded the water and sewer infrastructure and adds a line to your property-tax bill for years. It is public record. Ask before, not after.

Lot 04

Walk it before the drywall

The pre-drywall walkthrough is the one time you see framing, wiring and plumbing in the open. After that it is a wall. Take photographs of every run — you will want them in ten years.
